How to check your tenancy agreement – (Residential Only)

To ensure your Assured Shorthold Tenancy (AST) is compliant with the law as of May 1st, 2026, you must compare your current tenancy agreement against the new legislation. Our service automates this comparison, highlighting key changes and your new statutory rights. See an example report using our service here. The following service will enable you to upload your agreement and see exactly where it does or does not comply with the act – giving users a side by side validation. STEP ONE: Download the Act

First, save a PDF copy of the new legislation to your device using this direct download link.

 

STEP TWO: Prepare your AST

Your tenancy agreement must be in PDF format to use the comparison tool if it is go to step three. If your AST is currently in a different format, please convert it to PDF using our conversion tool. Again save it on your device as you will need it in step three

 

STEP THREE: Merge your PDF’s

Use the widget below to select both your AST and the Act. Click “start” to create the single PDF document required for our Tenancy Agreement Comparison Tool. Again save it to your device as you will need it for the final step.


STEP FOUR: Check your agreement – (payment required £2+vat)

When the tool is unlocked you can then upload your merged PDF (saved from step three), click to analyse and wait for the results. Processing times can vary depending on the length and complexity of your agreement but you will get a very detailed and precise answers taken from the documents you uploaded so its well worth the wait (1-4 mins).
